Athens Property Prices 2026: What the Official Data Shows
By MLG Greece · 1 November 2026
Apartment prices in Greece are still rising, but more slowly than before. According to the Bank of Greece, prices across the country were 5.5% higher in the second quarter of 2026 than a year earlier. In Athens the rise was 5.0%. In 2025 as a whole, prices grew 8.3% nationally and 6.6% in Athens. Below we explain what these numbers mean, where they come from, and what they do not tell you.
Where the numbers come from
The Bank of Greece, the country's central bank, publishes an official index of apartment prices every quarter. The index splits prices by area (Athens, Thessaloniki, other cities, other areas) and by age (new apartments up to 5 years old and older apartments).
The latest release, published on 15 September 2026, covers the second quarter of 2026. The Bank marks figures for 2026 as provisional, which means they can still be revised.
The latest figures at a glance

| Area or type | Annual change |
|---|---|
| Whole country | +5.5% |
| Athens | +5.0% |
| Thessaloniki | +4.7% |
| Other cities | +5.4% |
| Other areas | +7.1% |
| New apartments (up to 5 years old) | +6.2% |
| Older apartments (over 5 years old) | +5.0% |

How 2026 compares with 2025
The Bank of Greece also published revised averages for the full year 2025:
| 2025 average | Q2 2026 | |
|---|---|---|
| Whole country | +8.3% | +5.5% |
| Athens | +6.6% | +5.0% |
| New apartments | +7.8% | +6.2% |
| Older apartments | +8.6% | +5.0% |
In plain terms: prices are still going up, but the pace has eased. In 2025, a typical apartment in Greece gained about 8% in value over the year. In the year to mid-2026, the gain was closer to 5 to 6%.
What this means for Athens in particular
Three points stand out for buyers looking at Athens:
- Athens is not the fastest-rising market. In 2025, Thessaloniki (+9.7%) and other cities (+10.3%) grew faster than Athens (+6.6%). In 2026 the gap narrowed, and "other areas" outside the big cities rose fastest.
- New and older apartments are moving at a similar pace in Athens (+4.7% and +5.1% in the year to the second quarter of 2026, according to the Bank of Greece index tables). This matters if you are choosing between a renovated older flat and a new build.
- Growth has slowed, not reversed. None of the official figures show prices falling.
What the index does not tell you
The Bank of Greece index is a useful guide to the overall market, but it has limits:
- It does not cover individual neighbourhoods. "Athens" in the index is one large area. Prices in Kolonaki, Pagrati or Petralona can move very differently.
- It measures change, not price per square metre. It tells you how fast prices are moving, not what a specific apartment is worth.
- Recent quarters can change. Provisional data is often revised in later releases.
- Past growth is not a forecast. The index looks backwards. It does not predict where prices will go next.
Frequently asked questions
Are Athens property prices still rising?
Yes. According to the Bank of Greece, apartment prices in Athens were 5.0% higher in the second quarter of 2026 than a year earlier. The rise is slower than in 2025, when Athens prices grew 6.6% over the year.
Are new apartments rising faster than older ones?
Across Greece, yes, slightly: new apartments rose 6.2% and older apartments 5.0% in the year to the second quarter of 2026. In 2025 it was the other way round, with older apartments rising faster (8.6% against 7.8%). The gap between the two is small.
How often is the official data updated?
The Bank of Greece publishes the apartment price index every quarter, usually two to three months after the quarter ends. The release for the second quarter of 2026 came out on 15 September 2026.
Does a rising index mean I should buy now?
No index can tell you that. It shows how prices have moved in the past, not how they will move next. Base your decision on the specific property, your budget and your plans, and take independent financial advice.
How to use this data when you buy
- Use the national and Athens figures to understand the overall direction of the market
- Ask for recent sale prices of similar apartments in the same street or block
- Compare asking prices with the property's taxable value, which is used for the transfer tax
- Factor in renovation costs for older apartments
- Check the property's legal status before you commit (see our guide on buying property in Athens as a foreigner)
- Get independent legal and tax advice
